We open our door of charm and hospitality to you! We are providing information here to hopefully help you plan for your approaching visit to Appleton, Wisconsin. We want your stay to be comfortable!

Staying at a bed and breakfast is a creative alternative to other lodging styles. Our goal is to offer exceptional lodging with pleasant memories of your stay.

We prefer that you make reservations on-line & booking through our reservation system. We also accept drop-ins who check if we have vacancies. We are happy to answer questions by phone or email. Reservations are taken by phone upon a guest’s request.

We welcome guests age 6 and older. Of course guests under 18 years of age must be accompanied by a parent or legal guardian.

Check In typically works best around 4 -5 p.m. Please notify us in advance if you anticipate a late arrival after 9:00 p.m. because we will need to issue a front entrance door code.  An earlier check-in may be available, but please request in advance. Early check-ins may require an additional fee. If you are unable to arrive 4 - 5 p.m., please email or call 920-209-9711 to arrange a later time convenient for you to be greeted personally. Please call if you are unable to make your scheduled arrival time.

Check out is by 11:00 a.m. due to scheduling and incoming reservations unless otherwise pre-arranged at check-in. We do have a late check-out fee in place when needed: $25 per hour charge.

We are animal lovers; however for the safety, comfort, and convenience of all of our guests, we regret that we cannot accept pets.

We request that you hold your reservation on either a MasterCard, Discover, Visa or by mailing a check for the equivalent of one night plus tax as a deposit for your stay. If your reservation is made more than 14 days prior to check in, please be mindful that a deposit or payment arrangement for your stay is required at least 14 days before check in - you are still required to respect our cancellation policy listed below.  For stays longer than 3 days, a 50% deposit is required at least 14 days in advance.  U.S. currency, Personal Checks, Gift Certificates/Gift Cards, Traveler’s Checks, MasterCard, & Visa are accepted at time of check in for any balance due. Ask about our best value rates for cash and check payment.

If a reservation is made less than 14 days before arrival date, your credit card will be charged immediately, unless payment can be made directly to the inn the day of the reservation request. If this reservation is cancelled and IF it can be re-booked, a refund, less $25 cancellation fee will be issued.

Additional Guest Charge: An additional guest charge of $35 each per night will be assessed when applicable which covers accommodations and breakfast. Rooms are typically single or double occupancy only. Certain exceptions may apply; please inquire. Omitting breakfast reduces the charge to $25 per additional guest per night.

Room rates may be higher during the following community events: Green Bay Packers' game nights, Pyrotechs Convention, Appleton's Octoberfest, Lawrence Graduation or high demand special music concerts and sports tournaments. Room rates are always increased during the summer EAA Air Venture Show.

Our regular cancellation policy does not apply to the EAA special event or other peak community events: Due to demand, 2 months notice of cancellation is required before check- in date. When any lodging is prepaid & canceling earlier than two months before check in, then the lodging deposit will be refunded less the cancellation fee of $50 on the day after canceling. If canceling is less than two months before check in, you will loose your entire amount paid to the inn if the room isn’t re-rented for those dates. Typically, we can easily rent the rooms. Your money is refunded as soon as we do so, less the $50 per room reserved for a handling fee. We regret that no exceptions will be made to this cancellation policy. Refunds will not be given as future stay certificates for these special events when the room or rooms are not re-booked. Gift certificates, gift cards, or credits of any kind will not be accepted for EAA or the above community events.

Discounted extended stays are available. Please call 920-209-9711 for rates and availability. Breakfast is NOT AVAILABLE with discounted extended stays unless negotiated in advance. For discounted extended stays, thirty days notice prior to expected arrival, is required to cancel and receive refund, less $50 cancellation fee. If a discounted stay reservation is cancelled less than 30 days prior to check-in, refund will only be given if that accommodation/reservation is re-booked. If re-booked, only the days re-booked, less a $50 cancellation fee, will be refunded.

Reservations for groups of three or four rooms will require a deposit payment for each room charged or mailed immediately. A minimum of thirty days notice required for cancellations of group reservations and a $50 cancellation fee will be assessed to your card for each room reserved. NO REFUNDS and NO CANCELLATIONS for group reservations less than thirty days of the expected arrival date unless the rooms are re-booked. If re-booked, only the days re-booked, less a $50 cancellation fee, will be refunded.

We are a Smoke-Free Facility: For the courtesy of all guests, smoking is permitted outside only. Assessed fees for violations are posted in the guest rooms. Our insurance policy prohibits the burning of candles and incense in guest rooms. A minimum of $150 will be charged to your credit card if there is any indication that this policy is violated.

Exclusivity: Rooms and house use are for registered guests only. Due to Insurance requirements, as well as for the comfort, convenience, and respect of privacy of all of our guests, please do not bring in guests, friends or family into your room or suite. Unregistered people may greet and pick up guests on the inn porch or parlor. Consult the inn keeper for special requests.

Costs for damages caused by negligence, neglect, misuse, accidents or irresponsible behavior will be assessed to the credit card of the lodging guest. Real rose petals and artificial rose petals are not allowed in any of our accommodations because of damage to bed linens and carpets caused when the dyes come in contact with them. Costs for replacement of furniture, carpet, window treatment, bath and bed linens ruined by suitcases, makeup, facial ointments, food spillage or wine will be charged to guests as necessary.

Gift Certificates: We offer Franklin Street Inn Gift Certificates and will customize them for you. We also accept  WBBA gift certificates/cards., I Love Inns/American Historic Inns, and other gift certificates and cards may be accepted - please check in advance to make sure. We regret that specials, discounts, or reduced room rates will not be offered when using a gift certificate/gift card; regular non-discounted room rates apply. Retail items or packages cannot be purchased with a gift certificate/gift card.

All rooms have Smart TVs with TWC app channels and music stations. Guests are welcome to sign into their own apps on our TVs as well. For your reading pleasure, the inn has a collection of books and magazines in the common areas as well as the rooms and suites. 

Cancel a Reservation

If your travel plans change and you must cancel your reservation, please call us immediately. You will receive your room deposit back less a cancellation fee of $25, when at least 14 days remain prior to your arrival date. If no deposit was made, your credit card will be charged $25.

In the unlikely event that you must cancel with less than 14 days notice before check-in, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If you are a NO SHOW, you are responsible for the entire amount of your reservation and your card will be charged for the full amount. If we can rebook your room(s), a refund will be issued less a cancellation fee of $25. You must email your cancellation and get an email response to make sure your cancellation notice was received by the innkeeper.

This cancellation/refund policy is not applicable for EAA or high demand: Packer games, music concerts or sport tournament weekends, Pyrotechs week, graduation, or group rentals. At least a 2 month advance cancellation notice with a $50 handling fee is required for high demand events. Consult the innkeeper or refer to your specific confirmation information for cancellation policies for specific events or dates.
